Soakaways and Surface Water Drainage

Surface water has to go somewhere, and in much of central Scotland it cannot simply be piped to a sewer. Soakaways are the usual answer, and they work well when they are sized for the roof area, built with silt trapping and sited in ground that will actually accept water. Where any of those three are missing, they fail, generally about fifteen years after somebody stopped thinking about them.

What a soakaway is doing

A soakaway is a void in the ground that stores rainwater temporarily and lets it disperse into the surrounding soil. Traditionally it was a rubble filled pit. Modern systems use plastic crates wrapped in geotextile, which hold far more water per cubic metre and last longer because they do not silt up internally in the same way.

The key point is that it is storage plus infiltration. It has to hold a storm's worth of water while releasing it slowly into ground that can take it. If either the storage or the infiltration is inadequate, it overflows, and the overflow arrives at whatever is downhill, which is often a doorway.

Why they fail on Scottish clay

Heavy boulder clay is widespread across West Lothian, Lanarkshire and much of the central belt, and it accepts water very slowly. A soakaway in clay may empty over days rather than hours, which means a second downpour arrives before the first has dispersed. Add historic made ground from mining and industry, which behaves unpredictably, and infiltration cannot be assumed anywhere in the region.

The second cause of failure is silt. Grit, moss and organic debris washed off a roof or a drive settle in the void and gradually fill it. A silt trap or catchpit upstream of the soakaway, cleaned every year or two, is the cheapest thing you can do to extend its life by decades.

Testing before you build

A percolation test tells you whether the ground will take water and at what rate, and it is the basis for sizing the soakaway properly. It involves digging a trial pit, filling it, and measuring how long the level takes to fall. It is not an elaborate procedure but it is the difference between a system that works and an expensive hole.

Position matters too. Soakaways should be a sensible distance from buildings and boundaries so that dispersing water does not undermine a foundation or run into a neighbour's ground, and they should not be sited where the water table is high.

Signs your soakaway has failed

  • A downpipe backing up and overflowing at the shoe in heavy rain.
  • A permanently boggy patch of garden in the same place each winter.
  • Water standing on a driveway hours after the rain stops.
  • A gully outside a door filling and not clearing.
  • Damp appearing at the base of an external wall near a downpipe.

Alternatives when infiltration will not work

Where the ground genuinely cannot take water, the options are attenuation with a controlled discharge to a sewer or watercourse where that is permitted, permeable paving with a stone reservoir beneath, rain gardens and swales for larger plots, or in some cases rainwater harvesting to reduce the volume needing disposal.

None of these should be connected into a foul drain. Adding roof water to a foul run is the reason a great many properties surcharge in a storm, and it overloads a network that was never sized for it.

Maintenance and what we do

Clear gullies and channel drains each season, keep the silt trap emptied, and keep the area over the soakaway free of vehicles and deep rooting planting. That routine alone prevents most failures.

We jet surface water runs, clean and empty silt traps and catchpits, camera the run to the soakaway so you can see whether the pipe or the pit is the problem, and excavate and rebuild failed soakaways with a properly sized crated system. Getting the diagnosis right first matters, because a blocked pipe and a dead soakaway look identical from the top of a downpipe.

Retrofitting on an existing property

Adding a new soakaway to an established property is usually driven by a new driveway, a garden room or a persistent flooding problem. The sequence is the same as for new build: test the ground, size the system for the area draining into it, fit a silt trap upstream and keep it clear of buildings and boundaries.

Where space is tight, permeable paving with a stone reservoir underneath often solves the problem without a separate pit, because the surface itself becomes the storage. It is worth pricing both before committing, since the groundworks are the expensive part either way.

Guidance generally puts it at least five metres from a building, and further where the ground is soft or the foundation shallow.

Can I connect my downpipe to the foul drain?

Not where a surface water system exists. It overloads the foul run and is a common cause of flooding in heavy rain.

How long does a soakaway last?

A well built crated system with silt trapping can last decades. An old rubble pit on clay with no trap may fail within fifteen to twenty years.

Can a soakaway be jetted clean?

The pipework to it can be jetted, and a silted catchpit can be emptied, but a fully clogged void usually needs excavating and rebuilding.
