If a kitchen gully is backing up or the customer toilets are out of action, ring 07427 195142. We clear commercial drains with high pressure water jetting, which scours the pipe wall back to full bore, and we can put a camera down the run afterwards so you know why it blocked. It is part of our wider commercial drainage work for hospitality, retail and managed buildings.

What a blocked drain costs a business
For a household, a blocked drain is a miserable afternoon. For a restaurant, pub or shop it can mean a closed kitchen, an out-of-order sign on the toilets, cancelled covers and staff standing about. Smells travel into the dining room or onto the shop floor, and a backed-up floor gully in a commercial kitchen is a hygiene problem as well as a plumbing one.
The quickest route back to trading is to get the line properly cleared rather than temporarily opened. A plunger or a hired rod might get water moving for a day, but if the pipe is still lined with deposit it will block again, usually at the busiest point of the week.
Kitchen waste and grease
Fat, oil and grease leave the sink warm and liquid, then cool and set as they travel along the pipe. Over weeks they build a hard, waxy lining that narrows the bore and catches food scraps, until one evening service it closes altogether. Starch from rice and pasta and fine food waste make the deposit worse.
Rodding a line like that punches a hole through the middle and leaves most of the fat on the pipe wall. High pressure water jetting uses a nozzle that fires water backwards and outwards, cutting the deposit off the wall and flushing it down to the next chamber. The aim is a clean pipe, not just a moving one.
Customer toilets and washrooms
Washrooms used by the public get things flushed that should never go near a pan: paper towels, wipes, sanitary products and the odd bottle top. When one toilet or urinal starts to back up, the others on the same branch often follow. We work back from the fitting to the soil pipe and out to the external chamber to find where the obstruction actually sits, clear it, and run water through every fitting on the run before we pack up.
Working around opening hours
Landlords, letting agents and commercial sites can call us out of hours, and an out-of-hours visit can help keep the work away from your trading hours. Tell us when you open and when the kitchen is quietest, and we will plan the visit around that where we can.
Stopping repeat blockages
If the same line keeps failing, clearing it again is only treating the symptom. Three things help:
- Planned jetting. Cleaning a grease-prone line at regular intervals stops the build-up reaching the point where it closes the pipe. See drain cleaning and maintenance.
- A CCTV drain survey. If there is a dip, a displaced joint or a broken section holding debris, the camera finds it and records where it is.
- Grease management advice. We can talk you through scraping plates, catching fat before it reaches the sink and keeping any grease trap in good order. This is advice only; it is your kitchen routine that makes the difference.
What to tell us when you call
A few details help us turn up with the right kit: the type of premises, which fittings are affected (kitchen, toilets, floor gullies or an outside chamber), whether it has happened before, and where the manholes or access covers are if you know. Mention any parking restrictions or delivery times at the back door. You can ring, WhatsApp us a photo, or use the form on our contact page.
We are based in Pumpherston, beside Livingston, and cover West Lothian, Edinburgh, Falkirk, Lanarkshire and Fife.
Questions
Can you clear a kitchen drain without shutting the kitchen for the day?
Often, yes. The jetting itself is usually done from an outside chamber or an access point, and we can arrange the visit outside service times so the kitchen is free when you need it.
Why does our kitchen drain keep blocking?
Usually because fat has lined the pipe and is narrowing it, or because a defect in the pipe is catching debris. Jetting removes the fat; a camera survey shows whether there is a fault as well.
Do you clear customer toilets and urinals?
Yes. We clear the fitting, the branch and the drain beyond it, and check every fitting on that run is draining before we leave.
Can you find out why the drain keeps failing?
Yes. Once the line is clear we can run a CCTV camera through it and record what we see, so you have footage of the cause rather than a guess.
Do we need a maintenance plan or can we call when needed?
Either works. If a line blocks rarely, calling when needed is fine. If it blocks every few months, planned jetting is usually less disruptive than waiting for the next failure.
