If a manhole in your garden or driveway is full of water, or sewage is lifting the cover, stop running water in the house, keep people and pets back, and call 07427 195142. Whether it is yours to fix depends on whether the drain serves only your home, is shared, or is part of the public sewer. We clear manholes with rods or jetting and then check the pipe on camera.

Signs the manhole is surcharging
A manhole, or inspection chamber, is an access point on the underground drain. Normally you would lift the lid and see a dry channel with a trickle running through it. When the pipe downstream is blocked, waste has nowhere to go and the chamber fills. That is called surcharging.
- Water or sewage standing in the chamber instead of flowing through
- Toilets and sinks slow to drain, or gurgling, across the whole house
- A smell in the garden, especially near the cover
- Wet ground, toilet paper or debris around the lid
- The cover lifting or water seeping out from under it
First steps and safety
Stop using taps, showers, the washing machine and the toilet; every litre you send down ends up in the chamber. Keep children and pets away, because sewage carries bacteria and an open chamber is a trip and fall risk. Do not try to lift a heavy cast iron cover on your own, and never climb into a chamber. If sewage has come out onto a path or lawn, keep off it until it has been dealt with.
If you can safely lift a lighter plastic cover, note whether this chamber is full and whether any other chamber further along the run is empty. That tells us roughly where the blockage is.
Yours, shared, or Scottish Water's?
In broad terms, a drain that serves only your property is your responsibility. A drain shared by several properties may be a shared private drain or may be a public sewer, depending on its age and how it was adopted. Pipework beyond your boundary that carries waste from many homes is usually Scottish Water's. The details matter, so read our guide to who is responsible for a blocked drain before you decide who to ring.
A quick check: if the full chamber is the last one before the pipe leaves your land and the next public chamber in the road is also full, the blockage may be in the sewer. If your chamber is full and the next one downstream is empty, it is almost certainly in the private drain between them.
How we clear it
We find the blocked length between two chambers, then clear it with drain rods or high pressure water jetting, depending on what is causing it and what the pipe is made of. Once the water drops away we flush the run and watch it flow through each chamber.
Then the camera goes in. A CCTV drain survey shows whether the blockage was simply wipes and fat or whether something in the pipe caused it, and it gives you footage you can keep.
When the cause is roots or a collapse
Tree roots find their way in through cracked pipes and open joints, then grow into a mat that catches everything. A collapsed or broken section does the same. Clearing will get you working again, but the drain will keep filling until the defect is repaired. Depending on the damage we repair by excavation or with a no-dig patch from inside the pipe; see collapsed drain repair. If the chamber or its cover is damaged rather than blocked, see manhole repair and replacement.
Shared manholes with neighbours
Many terraces and estates have one chamber that takes waste from two or more houses. When it blocks, everyone on that run is affected, even if only one household has noticed. It helps to speak to the neighbours before or after the visit. We record where the blockage was, so the cost can be split fairly. To book, ring, WhatsApp us or use our contact page.
Questions
Is the manhole in my garden my responsibility?
If it only serves your property, generally yes. If it is shared or part of the public sewer, it may not be. Our responsibility guide explains the difference, and Scottish Water have the final say on any public sewer.
What if sewage is coming out of the manhole?
Stop using water in the house, keep everyone away from the spill and call us. Do not try to clear it yourself with your hands or a garden hose.
Can a shared manhole be cleared if only one neighbour calls?
Yes. One household can book the clearance. Who pays is a matter between the neighbours, and the camera footage shows where the blockage sat.
Why does the manhole fill up after heavy rain?
Some drains carry rainwater from roofs and yards as well as waste from the house. If the pipe is partly blocked or damaged, heavy rain can be more than it can carry. A camera survey shows whether there is a restriction.
Will you check the pipe after clearing it?
Yes. We can run a CCTV camera through the cleared length so you can see what caused the blockage and whether any repair is needed.
