What to explain when you ring
Say whether a single fixture is slow, several are backing up or an outside chamber is full. Mention if foul water is entering the property, if other households share the run and whether anyone has used a chemical cleaner. A sink waste, a toilet trap and an underground shared line are not the same problem, even if they all look like a blockage from indoors.
Our site lists 24/7 drainage and plumbing call-outs, including flooding, surcharging manholes, blocked toilets and soil stacks. There is no call-out charge. Discuss the job and the work involved before it starts; the absence of a call-out charge does not mean the clearance itself is free.
Finding where flow stops
An engineer needs to work out whether the blockage is at one appliance or farther along the drain. A chamber that is full compared with one that is empty helps narrow the affected stretch. On a shared run, the source may be away from the property where the water first appeared. The right access point matters: clearing only the nearest fitting can leave a restriction farther downstream.
A surcharging manhole and an overflowing gully also call for different checks. The gully trap may hold leaves, silt or grease; the underground pipe may hold roots or a displaced joint. The symptoms and available chamber access guide the method, rather than a fixed routine for every address.
How a clearance is carried out
The site's unblocking service lists high-pressure water jetting, drain rods and specialist equipment. Rods can move a local obstruction; jetting can scour a length of pipe coated with grease or silt. The appropriate method depends on the pipe, the material causing the blockage and the access available. Neither method can permanently correct a cracked pipe or a joint that has moved.
Grease deposits can leave the pipe looking temporarily open after rodding while much of the build-up remains on the walls. On the other hand, a simple item lodged in a trap may not need a full underground survey. A useful call-out deals with the obstruction that is there, without assuming every customer needs the same extras.
Checking the result
After the obstruction is removed, running water through the affected fixtures checks that the drain is flowing again. This is part of the drain-unblocking work described on the site: we confirm the drain is running freely before leaving. If a second fixture still gurgles or an outside chamber remains high, tell the engineer while they are there; it may mean another section is restricted.
If the same length has blocked repeatedly, a clearance is only the immediate fix. A CCTV survey records the inside of the pipe and can show roots, open joints, loss of fall or a collapse. The surveys listed on this site provide footage and a written report; a repair decision should be based on the condition the camera actually finds.
What happens if a repair is needed
Some defects can be patched or lined from within a pipe if its shape and condition allow. A fully collapsed pipe may require excavation. The repairs page describes both approaches, and a survey can help locate the defect before a method is chosen. Clearing the drain at night and planning a repair are distinct decisions; ask for the evidence and the options before agreeing to more work.
We work from Pumpherston and state coverage across West Lothian, Edinburgh, Falkirk, Lanarkshire and Fife. Call 07427 195142 to describe the problem and confirm coverage. This page is about the stages of a visit; if sewage is coming into your home now, stop using the affected drains and ring rather than relying on an article.

Questions we get asked
Is a CCTV survey part of every clearance?
Not necessarily. It is useful when a blockage returns or the pipe may be damaged; ask what is included before work begins.
Will rods fix a drain coated in grease?
Rods may create a passage, but high-pressure jetting is the method described for clearing deposits along the pipe walls.
Does no call-out charge mean a free drain clearance?
No. It means there is no separate charge just for attending. The work itself is priced according to what is needed.
